Strata levies are mandatory fees paid by property owners in a strata scheme (like apartments or townhouses) to collectively fund the operation, maintenance, and long-term upkeep of the building's shared common property. Levies are generally split into two categories, covering a range of specific expenses:
Administrative Fund (Day-to-Day Costs). This covers the regular, ongoing expenses required to keep the property running smoothly.
Capital Works Fund (Long-Term Maintenance). This builds savings for major, non-recurring capital repairs or replacements. It is determined by a 10-year capital works plan.
Strata levies are simply property ownership costs - similar to the ownership costs of a single dwelling - shared proportionally by the apartment owners.

Off the plan purchasing simply means you are buying before the building is constructed. This is a very common way for people to purchase apartments, and is how most new apartments are purchased.
The key steps are :
Work out what you need (bedrooms? garaging? location?), and what your budget is.
Contact the project sales team and arrange to view the display.
When you find a suitable apartment, pay a small refundable holding deposit and have a contract sent to your preferred conveyancer or solicitor, who will read and review the contract for you. Call them to make a time to meet to discuss the contract.
Decide how you want to pay the 10% deposit - cash, deposit bond, or using Coposit.
When you are ready to proceed with the purchase, have your deposit ready (cash, deposit bond, or Coposit in place), and your conveyancer will arrange to 'exchange' contracts. Exchanging contracts legally completes the process of buying a property. Up to this point, the agreement is usually not binding and both you or the vendor have the right to change your minds.
During the ongoing construction phase, you will receive construction updates (eg 3 or 6 monthly).
As settlement approaches (when the building is nearing completion), you will be notified, and will need to have finance in place to complete payment. Your conveyancer will assist through this stage.
